                                                             STANDARD PROPOSAL FOR SINGLE FAMILY HOME SEPTIC PLANS

ENGINEERING FEES DURING THE DESIGN PHASE OF A SINGLE FAMILY SEPTIC SYSTEM:

  1. ENGINEERING SEPTIC SYSTEM PLANS-$2900 ( THE CLIENT SHALL PROVIDE US WITH A COPY OF THEIR PROPERTY SURVEY WITH TOPOGRAPHIC INFORMATION).

  2. SOIL SAMPLE LAB FEES- $275 PER SAMPLE- EACH JOB MAY REQUIRE FROM 0-2 SAMPLES BASED ON THE HEALTH DEPARTMENT'S DIRECTIVES).

  3. SOIL EROSION PLAN -$550 (IF REQUIRED BY THE SOIL CONSERVATION SERVICE). 

  4. EXCAVATOR/OPERATOR TO DIG HOLES FOR SAMPLES-$850 ( WE ONLY CHARGE FOR 1 DAY EVEN IF THE TESTING GOES ON FOR 2-3 DAYS. OTHERS MAY CHARGE PER DAY AND THIS MAY ADD UP QUICKLY. SINCE WE OWN OUR EQUIPMENT AND DO NOT SUBCONTRACT OUT THIS SERVICE, WE PASS THE SAVINGS ON TO YOU).

  5. IF THE PROPERTY HAS WETLANDS,  A WETLANDS DELINEATION MUST BE COMPLETED FIRST PRIOR TO DOING ANY SEPTIC DESIGNS.... SINCE WE DO NOT DO THAT TYPE OF WORK, WE WILL REFER YOU TO A COMPANY THAT DOES. 

  6. ALL PERMIT FEES TO BE PAID FOR BY THE OWNER.

                                                     

                                                                                                                          

ENGINEERING FEES DURING THE CONSTRUCTION PHASE OF A SINGLE  FAMILY  SEPTIC SYSTEM:

1) All Engineering companies will charge for inspections ( usually 5 inspections for each septic installation), as-builts, construction layout, tank testing, select fill testing, and any other services requested by the Health Dept. This can add up quickly to over $3000 in most cases.

2) If we are awarded the construction contract, we do not charge for any of the above services. That’s correct. We charge zero dollars for engineering services during the construction phase. We do this because we’d rather build our own designs and not have to deal with inexperienced contractors who may cause delays and problems. When you hire us, you know it will be built to the exact specifications called for in the plans. Septic installations require special experience and knowledge that general contractors do not have.

  To start the design process we will need a down payment of $1700 made out to NJ Septic Designs and Inspections and a separate check for the excavator for $850 made out to Precision Excavating. We will then contact the Health Department to arrange for a soil testing date. We will contact the utility companies to do a mark-out and we will make an OPRA request for any records pertaining to your septic system. Please mail both checks together to NJ Septic Designs, 433 Shirley Parkway, Piscataway, NJ 08854.

 

      If you choose to let us bid on your new septic system construction, we can usually match your lowest responsible bid.   We prefer you hire us for the septic construction, but of course, you are not obligated to do so. If you do, you will have gotten the best price on the engineering, the best price on the installation and above all you will have gotten a quality septic installation that will last many many years  with no problems. We also get peace of mind ( as you will too) knowing that it was done right.

    At this time, I’d like to thank you for considering us. We are a Father/Son team as you’ll see on this website. I am the designer and Rob and his crew are the installers. It works out very well for us since we no longer have to worry about problems with outside contractors. Everything is done in-house and therefore there is never any miscommunication or delays. We handle EVERYTHING and you need not worry about the slightest detail. When we leave your property, we leave it in the same pristine condition that we found it in. Those prices vary from job to job and we would need to see the extent of the work required in order to give you a quote.
